Long-term lease agreement

Renting out an apartment or a house for months or years: rent, deposit, utilities, repairs and how either side can end it.

  1. Fill in the blanks and cross out the options that don't apply. Agree on everything in writing before the tenant moves in.
  2. Ask the landlord for their ID and the document that proves ownership: an ownership certificate or a recent extract from the unified state register of property rights (the Cadastre Committee). If someone signs for the owner, they need a notarised power of attorney. If the home has several owners, all of them must agree.
  3. Fill in a handover act with the inventory and meter readings on the day the keys change hands, and take photos.
  4. Sign two copies, one for each side. Pay the rent and the deposit by bank transfer or against a receipt.
  5. A lease of real estate for longer than one year may have to be registered with the Cadastre Committee, and the landlord declares the rental income for tax. Ask a notary or an accountant about your case.
